    Off Plan & New Homes

    Off Plan investment means buying property from developers before it has been built (i.e. off the plans) We arrange for developers to offer you a substantial discount (10-25% below market price) so that they can generate sales and finance their working capital. You pay 5% to 10% deposit and the rest on completion, in a year or two when the building is completed. Exchange is normally within 28 days when you are required to pay the deposit. You benefit from the discount as well as the growth during construction time.

    Example
    On a typical purchase price of £140,000, the average discount of 15% would be £21,000. Your net purchase price is therefore £119,000 and you exchange contracts on a typical 5% deposit, which will be £7,000. The deposit can also be subsidised by the discount in which case you pay no deposit. If the construction time is one year and the property price rises by a modest 7.5%, the property will be worth £150,500 when you complete the transaction. At the end of first year, even after purchasing and legal costs you have made a substantial gain
