    Sole Agency
    Most people do not realise that under a ‘Sole Agency’ agreement you have a right to sell your property privately. You agent is entitled to his commission only if he sells your home. If you find a buyer using our services by advertising privately then you do not have to pay the commission. Please See Office of Fair Trading Report on this. Briefly it says

    "The estate agent is the only agent with the right to sell your property. If you find a buyer yourself, you don’t have to pay the estate agent’s commission"

    Multiple Agency
    Under a Multiple Agency agreement you can appoint as many agents as you like. Whoever sells your property is entitled to commission.

    However as a matter of courtesy, we recommend that you advise your Estate Agent that you are advertising privately.

    Sole Selling Rights
    Although uncommon and frowned upon by the Office of Fair Trading, your agent can claim commission even if you sell privately. In this case, either wait until your agreement period is over, express concern to the estate agent as the clause is unfair or contact us

    Using an Estate Agent at the same time
    It can sometimes be a good idea. It may inspire the estate agent to market your property more proactively if he feels he may lose his commission. It will increase your exposure. Your property will be heavily marketed by us on the internet through search engines, through For Sale boards and it will be on the major internet property portals as well as in the estate agent’s window

    If you have been with your Estate Agent for some time, and there has been little interest and no realistic offer, why not contact us and see what we can do
